Beach and Boat Ramp Guidlines
General Use
It is the responsibility of the Board to arrange the maintenance of the property and facilities.
Use of the beach and boat ramp facilities is entirely at members and guests own risk.
The Association provides a Port-a-Potty at the boat launch for our use from mid-May through mid-September.
Access
Each member is issued one key to the lock on the gate to the access road. This key shall not be loaned and shall remain under the direct control of the member or immediate family. The fee to replace a lost key is $100.
The gate of the access road leading to the beach shall be relocked after every entry and exit. If the gate needs to remain open for any reason, the Board will notify the membership beforehand.
Stewardship
Members are responsible for compliance with current Island County burn ban status. Prior to building a fire, call 360-428-1617 X 4. For other non-emergency burning information, call 360-679-7350.
Recreational beach fires must be built below the ordinary high water mark. Fires should be no more than three feet in diameter. Please do not use large logs that will not burn through. Keep a shovel and bucket of water on hand. Before you leave, douse embers with water, bury the charcoal, and leave no trace of the fire.
Please keep our beach clean. Take your litter with you. Members and guests are encouraged to clean up tidal litter and deposit it in the trash receptacle located at the launch ramp.
If your pet accompanies you to the beach, please pick up your animal’s excrement. Plastic bags and a designated drop box are located at the launch ramp.
On special public holidays when fireworks are used, aim them out to sea and away from shore. Please clean up debris.
Overnight parking, camping, and hunting is prohibited.
Clam digging is limited to members and their guests. Please fill in the holes you dig.
Jet ski and speed boat operators are requested to navigate slowly, creating no wake, when inside the perimeter of the mooring buoys.
Parking
Please remove your trailer from the boat ramp after a launching.
Park boat trailers on the south side of the access road and vehicles vertically along the hillside.
Store small boats and kayaks vertically against the driftwood.

DISCLOSURE FOR POTENTIAL NEW HOME OWNERS (2026)
Lot X (the private road and beach access) is owned in undivided interests by 31 lot owners. The North Bluff Association does not own Lot X and does not own the drainage pipe running under Lot X. In 1982, Island County and the North Bluff Association signed a ‘Release of Damages and Maintenance Agreement’ related to a county‑installed culvert system. That agreement was not recorded in the chain of title for Lot X and did not change the fact that Lot X is owned by the individual lot owners.
There is an ongoing discussion among Lot X owners and their attorneys about who is legally responsible for long‑term maintenance and replacement of the lower portion of this drainage system and how any future repair or regulatory requirements will be handled. Potential buyers should be aware that responsibility for any future work has not yet been finally determined, and future legal or engineering steps may be required by the Lot X owners.
